A lighting proposal can begin with a simple number. The building has 180 fixtures. Replace 180 fixtures with LED equipment. That number may be useful for purchasing. It does not describe how the building uses light.
A retail sales floor, stockroom, office, restaurant dining area, kitchen, parking lot, exit route, and emergency-lighting system perform different jobs. Build the zone list before selecting fixtures
Walk the property and separate areas such as the customer entrance, reception, sales floor, displays, private offices, open office, conference rooms, break room, restrooms, storage, warehouse, loading dock, kitchen, mechanical rooms, exterior doors, parking, signs, walkways, exit routes, and emergency-lighting areas.
For each zone, record the current fixture type, hours of operation, normal occupancy, task performed, existing control, light complaint, maintenance history, ceiling height, access method, need for shutdown, and desired change. This prevents a fixture selected for a bright warehouse from being copied into a client-facing office simply because both use fluorescent equipment today. Customer areas need more than raw brightness
A retail or hospitality area may use lighting to guide attention, present merchandise, create atmosphere, and make people comfortable moving through the space. We provide recessed lighting, track lighting, pendants, chandeliers, and decorative commercial fixtures in addition to general LED upgrades.
The planning conversation should include product or feature emphasis, color appearance, glare, reflections, window daylight, display changes, ceiling design, customer route, dimming, cleaning and maintenance, and brand atmosphere. The most efficient fixture on paper may not be the best fixture for presenting products or serving guests. Work areas need task information
An office employee reading screens and documents does not need the same lighting as a technician inspecting parts in a warehouse. Ask employees and managers where visibility is weak. Document the work surface, screen use, fine detail, equipment, shadows, glare, tall shelving, moving machinery, color-sensitive tasks, daylight, shift hours, and temporary workstations.

Exterior lighting should be divided by purpose
A parking-lot pole, wall pack, entry light, sign light, and loading-dock fixture do not serve identical needs. Our commercial service includes motion-sensor lights, floodlights, wall packs, parking-lot lighting, and security lighting.
Map exterior zones around employee parking, customer parking, main entrance, service entrance, loading, dumpster, walkways, signage, drive lanes, building corners, equipment yards, neighboring properties, and camera locations. The plan should consider visibility and control without simply pointing the brightest fixture in every direction. The property may also need to coordinate with landlords, municipalities, associations, or neighboring businesses depending on the project.
Exit and emergency lighting deserve their own scope
Exit signs and emergency lighting are not decorative add-ons. We install and test exit signs, battery-backup equipment, and emergency lighting as a separate part of our commercial lighting service.
Create a distinct inventory containing exit signs, emergency units, battery condition, areas served, test history, circuit, generator connection where applicable, failed lamps, physical damage, inspection finding, and required documentation. Do not bury this equipment inside the general fixture count. The final project should state what was tested and which life-safety or inspection items remain outside the approved scope. Controls can reduce runtime without reducing every light level
The project may benefit from controls such as occupancy sensors, daylight controls, timers, scheduled automation, dimming, multi-level switching, zone control, exterior photocells, motion control, and central management. The control strategy should follow the room. A storage room may work well with occupancy sensing. A customer area may need another approach. An exterior fixture may follow a photocell and scheduled reduction. Emergency lighting follows its own requirements. Do not select controls solely from a product package without mapping how each zone operates.
Plan installation around the business calendar
A lighting upgrade can affect customers, employees, production, inventory, and access. Before installation, provide us with business hours, quiet periods, shift changes, delivery times, customer events, high-sales periods, production shutdowns, restricted rooms, security rules, ceiling access, lift restrictions, fire-alarm coordination, dust-sensitive areas, and food-service restrictions.
We plan commercial lighting installations to reduce disruption to the business. A workable schedule might divide the project by floor, department, shift, or weekend rather than attempting the entire building at once.
The first zone can serve as a sample
Before replacing every fixture, select one representative zone. The sample can help the owner evaluate light appearance, glare, fixture spacing, control behavior, employee response, customer appearance, ceiling finish, installation time, cleanup, and actual equipment selected.
A sample zone should not be chosen because it is the smallest and easiest. It should resemble a larger portion of the project closely enough to teach the team something useful.
Document existing failures separately from the upgrade
The building may contain lights that are already failed because of a lamp, driver, ballast, fixture, wiring, control, sensor, breaker, loose connection, or water damage. We also provide commercial troubleshooting and repair involving circuits, controls, panels, lighting failures, wiring, and equipment power.
The proposal should distinguish repair (correcting a failed existing circuit or component), upgrade (replacing functioning equipment with the selected new lighting), compliance or inspection item (work connected with a documented requirement), and optional improvement (another design or control choice). This makes it easier to understand what the business has to fix and what it is choosing to improve. Build the closeout by zone
The final documentation should identify each zone, fixtures installed, controls installed, circuits affected, testing status, and follow-up. Also save fixture schedules, warranty information, control instructions, panel changes, photographs, test records, spare parts, programming, and contact information.
